Question: How much should a quality job for a basement cost? 
Answer:
. When you start to consider finishing your basement, $25-$35 per square foot would be a good rule of thumb to go by in today's industry. Of course the size of the finished area, a bathroom, level of finish and an additional HVAC system will impact the final cost.

Question: Should I permit my job?
Answer:
Building codes have been established by most cities, towns and countries. They can vary from one jurisdiction to another.

A building permit generally is required whenever structural work is involved or when the basic living area of the home is to be changed. With a new home there is absolutely no way around permitting, but with a remodel many contractors will try to avoid the permitting process b
ecause it adds time to the project and makes them accountable to the permitting / inspecting authority.

As a matter of procedure, Bridgegate Construction permits all projects
because first, it's the law and second, it provides a great deal of protection for the homeowner.  Because your project is permitted the subsequent inspections by your local municipality will make sure that all work meets current building codes and it ensures that your plumber, electrician, and HVAC man are all licensed. 

Question: How long should my project take to finish?
Answer:
A basement will take 40-45 working days including inspections by the local municipality. A kitchen typically will take slightly longer at 45-60 days. Of course very large or elaborate basements or kitchens may take longer, but all contracts are very specific in terms of date of completion.

Question: Will we have a written contract?
Answer:
Contracts are the most critical step in any remodeling project. This is the one item that holds the job together and ensures that all parties involved agree to the same vision and scope for the project.

Question: What about Change Orders?
Answer:
Change Orders are routine on most new home or remodeling jobs. In fact, it is rare that a project will proceed without any changes to the original contract.  At Bridgegate Construction:

  • Any changes to the project are made in writing and signed by all parties before the new work begins.

  • Change orders will be priced prior to acceptance-many will change the overall budget.

  • Will include the added time the change will take in the overall timetable for the project.

  • You are given a signed copy of the change order for your files.
